For more than a decade we have professionally offered private commercial lending services to our client base. Starting with loan amounts as small as $25,000.00 up to a million, we underwrite a host of purchase, rehab, refinance and just plain unusual lending needs.

We don't have rigid underwriting requirements. We review the deal from all sides and find a reason to fund the deal, not reject or suddenly change preliminary terms. We believe in considering the strength of the transaction, the strength of the borrower and the strength of the relationship.

EXPECT A LOT
Did we mention we are NOT big on junk fees and "gotchas". Unlike consumer loans, most commercial lending is not regulated. We are respectful to our borrowers - you are treated professionally and as a long-term relationship.

Junk fees: When is a fee legitimate? We send you a schedule of any amount due at closing and disclose all fees in our Loan Commitment document at the time we approve your loan and ask you to do the same.

What's the difference between a Deed of Trust and an Indemnity Deed of Trust ... thousands of dollars in additional recordation tax incurred. Its more work on our part but legitimately substantially lowers closing costs - ask us to prove it.
